A BCIN (Building Code Identification Number) house designer is registered with the Province of Ontario to prepare and sign residential building permit drawings under the Ontario Building Code. For most residential projects — additions, alterations, secondary suites, and accessory structures — your municipality requires drawings signed by a BCIN-registered designer before issuing a permit.

It depends on the package. Where submission and responses to City comments are included, your quote will say so. Otherwise, the signed drawing package is delivered to you or your contractor to submit. Municipal permit fees are paid by the owner.

Each municipality has its own submission requirements and zoning by-laws; we account for those specifics in every drawing package.

From initial consultation to delivery of your permit-ready drawing package: typically 7–14 business days for most residential projects. Municipal permit review timelines are separate and vary by city — Kitchener typically takes 10–30 business days depending on project scope.

Yes. We scan the existing as-built conditions, produce accurate existing-conditions drawings, and prepare the BCIN permit package for a retroactive permit application. Many Ontario municipalities now accept these, and clearing unpermitted work is often required during property sales or mortgage refinancing.
