The only permit drawing service in KW that does both.

The Advantage
No Competitor
Can Match.

"Every permit drawing we produce is built on real-world measured data — not assumptions. That's the difference between drawings that sail through review and drawings that don't."

01

LiDAR-Verified Existing Conditions

We scan your property with the Leica BLK360 SE before drawing a single line. Every wall, ceiling height, window position, and structural element captured to ±2mm. No field errors. No costly revisions mid-permit. No guesswork.

02

BCIN-Registered Designer

All permit drawing packages are prepared by a BCIN-registered house designer under Ontario Building Code Part 9. Drawings formatted to meet Kitchener, Waterloo, Cambridge, and Guelph permit submission standards.

03

One Team, One Visit, One Bill

Field measurement, existing conditions documentation, and permit drawing preparation — all under one roof. No hiring a separate scanner and a separate designer. We handle it end to end, faster and at a lower combined cost.

04

Genuinely Local to Kitchener-Waterloo

We know how the City of Kitchener and Region of Waterloo review permit submissions. Not a Toronto or London firm targeting KW as a side market — SmartScanz is headquartered here.

05

Construction-Ready Drawings

Full dimensions, construction notes, door and window schedules, cross-sections, site plans, and BCIN designer declaration. Drawings that pass permit review and give your contractor everything they need.

06

24hr Quote, Transparent Pricing

Frequently Asked

What is a BCIN designer and why do I need one? +
A BCIN (Building Code Identification Number) house designer is registered with the Province of Ontario to prepare and sign residential building permit drawings under the Ontario Building Code. For most residential projects — additions, alterations, secondary suites, and accessory structures — your municipality requires drawings signed by a BCIN-registered designer before issuing a permit.
Why does SmartScanz scan first instead of measuring by hand? +
Field errors in hand-measured drawings cause permit delays, contractor change orders, and structural surprises mid-build. Our Leica BLK360 SE captures every wall, ceiling height, window, and structural element to ±2mm accuracy — so your permit drawings reflect exactly what's built, not what someone thought they measured. This is especially critical for additions and secondary suites where existing conditions directly affect the proposed design.
Does SmartScanz submit the permit application on my behalf? +
No — we prepare and seal the permit drawing package and deliver it to you for submission. You (or your contractor) submit directly to your municipality and pay the municipal permit fee. This puts you in control of the timeline. We're available to respond to any municipal comments during review.
What municipalities do you serve? +
We primarily serve the Region of Waterloo — Kitchener, Waterloo, Cambridge, Woolwich, and North Dumfries — as well as Guelph, Hamilton, Burlington, and the Greater Toronto Area. Each municipality has its own submission requirements and zoning by-laws; we account for those specifics in every drawing package.
How long does the process take? +
From initial consultation to delivery of your permit-ready drawing package: typically 7–14 business days for most residential projects. Municipal permit review timelines are separate and vary by city — Kitchener typically takes 10–30 business days depending on project scope.
Can you help with unpermitted work from a previous owner? +
Yes. We scan the existing as-built conditions, produce accurate existing-conditions drawings, and prepare the BCIN permit package for a retroactive permit application. Many Ontario municipalities now accept these, and clearing unpermitted work is often required during property sales or mortgage refinancing.
