Office Buildings

ANSI/BOMA Z65.1-2024

BOMA International released the 2024 office standard in March 2024, superseding the 2017 edition. It clarifies how several space types are measured and expands how unenclosed areas — rooftop tenant equipment areas, grade-level patios — get treated. If your building was last measured under 2017 or an older edition, it's worth confirming those figures before your next renewal or refinancing.

Mixed-Use Properties

ANSI/BOMA Z65.6-2026

The third edition of BOMA's mixed-use standard replaces the 2021 edition. It refines how common areas shared across a building's office, retail, and residential components get proportionately allocated back to each. A mixed-use property still measured under the office-only standard, or the outdated 2021 edition, is a strong candidate for a fresh look.

Which ANSI/BOMA standard applies to my building? +
Office buildings are measured to ANSI/BOMA Z65.1-2024. Mixed-use properties — office, retail, and residential under one roof — are measured to ANSI/BOMA Z65.6-2026. We also support the prior Z65.1-2017 and Z65.6-2021 editions where your existing leases were measured under those standards and need to stay consistent.
How do you measure the areas? +
We measure directly from field-verified LiDAR scan data — the same data we use for as-built documentation — rather than scaling dimensions off old drawings. That means the rentable area figure on your leasing package reflects what's actually built.
What's the difference between Method A, B, and C? +
The three methods differ in how they allocate shared building areas — lobbies, corridors, mechanical rooms — back to individual tenant suites. Which one applies depends on your building type and how your leases are structured; we confirm the correct method during scoping.
What do I receive? +

Do I need a full re-scan if the standard changed? +
Not necessarily. If SmartScanz already has your building's field data on file from a prior as-built or Scan-to-BIM project, we can typically re-certify against a newer standard without a new site visit — ask us to check when you request a quote.
Can this be combined with as-built floor plans or Scan-to-BIM? +
Yes. Since a BOMA calculation and as-built documentation both start from the same LiDAR scan, we can capture both in a single site visit if you need them together — just mention it when you scope the project.
